Principles for Community Associations

This two-day master level leadership course teaches senior-level managers how to take their board(s) through a strategic planning process of defining goals, roles, standards and accountability. Students will learn how to apply Policy Governance® principles to increase the efficiency of boards of directors for common interest developments. Participants practice creating policies and will leave with sample policies that may be customized for individual clients.

Learning Outcomes:

  • Recognize why meeting the respective challenges faced by boards and managers requires “systems thinking”

  • Know the 10 Policy Governance principles

  • Articulate why boards should, and how they can, focus on purpose rather than process

  • Describe how boards can achieve appropriate control over operations without micromanaging

  • Be familiar with the four categories of governing policies necessary for accountability and role clarity

  • Utilize principles of effective delegation (pertinent both from board to manager, and from manager to other staff)

  • Determine who leads what between board chairs and managers

Who Should Take This Course?

  • Highly experienced community managers who are able to employ a “CEO approach” in their working relationship with their association boards


  • 10 years of experience as a community manager, or

  • Six consecutive years as a CCAM, or

  • Two years as a board director using the Policy Governance model, or

Continuing Education Units (CEUs):   14
