Certified Community Association Manager (CCAM)
Since 1992, CACM has been providing community managers with the opportunity to become a Certified Community Association ManagerTM (CCAM®). Earning the CCAM certification communicates a manager's commitment to learning best practices, California-specific laws and ethical business practices for managing a community association.

Requirements for CCAM Certification
  1. Applicant must be a high school graduate or equivalent and at least 18 years of age.

  2. Applicant must be employed as a community association manager for the six months immediately preceding the application date, as evidenced by the experience report in the application. Please note: "Employed" means the applicant must be paid by an association or association management company.  

  3. Applicant must successfully complete the following certification courses, which meet the statutory standards required by Assembly Bill 555. Successful completion includes achieving a passing score on each course exam of at least 70% within three years of application to the program.

Basics of Association Management (BAM) Series
This two-day series represents 16 hours of general community management education designed to give you a comprehensive overview of the industry and the ever-present role of a community manager. Learn more in the Education Catalog.
CMM121 - CMM124
California Law Series (Modules I-IV)
This four-course series includes 16 hours of instruction on the laws you must know and apply when managing or servicing community associations. Module topics include: Principles of California Law, Financial Management, Community Management, and Meetings and Records. Learn more in the Education Catalog.

CMM130
Ethics for Community Managers
During this four-hour course, you will explore a variety of scenarios that demonstrate the official rules of conduct for community managers, including a review of CACM's Code of Professional Ethics and Standards of Practice. Learn more in the Education Catalog.
Correspondence Courses: The BAM and California Law Series are available by correspondence for managers with at least two years of verifiable community management experience. Learn more about correspondence courses.  
 
Please note: Completion of the above coursework DOES NOT constitute automatic CCAM certification. The CCAM application and required supplemental information, as outlined below, must be completed and submitted for approval within three years of completing the coursework.
CCAM Application Process
Once you have decided to pursue the CCAM designation, familiarize yourself with the CCAM Application.
 
This application can be completed and/or submitted either prior to, during, or after completion of the required courses mentioned above. However, please note that the application and the three letters of recommendation expire six months from the date of completion.
 
In order to complete the CCAM application process, you will need to:
  1. Complete and sign the CCAM Application, verifying the information provided is accurate. Your employer or supervisor must also sign the application verifying that the information is correct (see page 2 or 3 of the application).

  2. Sign and include the signature page only of the CACM Code of Professional Ethics and Standards of Practice with your completed application.

  3. Complete the CCAM Certification Fees Registration Form and submit this form with your application, along with the applicable fees below:

  1. Request three recommendations by sending the Confidential Letter of Recommendation form (page 5 of the application) to one person from each of the following categories:
i. An association board member,
ii. A CCAM in good standing or your employer, and
iii. A professional service provider you work with regularly (i.e. attorney, insurance agent, landscape professional, etc.).
Please note: Instructions on the recommendation form must be strictly followed. Recommendation letters are confidential and should not be seen by the applicant at any time. Recommendation letters that are not mailed directly to CACM in a sealed envelope, with the person's signature over the seal, or letters submitted in any other format will not be accepted. 
Once CACM has determined that all application requirements have been met, the applicant will receive notice of award or denial of certification. The applicant is not certified until officially notified of certification by CACM via mailed letter and/or CCAM certificate.
 
CCAM Recertification
CCAM certification is valid for three years. CCAMs must complete the recertification process every three years to maintain their certification. Learn more about CCAM recertification.
